Application and Pre-Moving Process
The application and pre-moving process was very smooth. All employees were professional and respectful.
Beware : Complicated and Unfair Application Process
It was a struggle to work with the staff at the Albuquerque branch due to inconsistent communication. After a month of back and forth, I learned I wasn't eligible to apply for the apartment because I am not a domestic employee with a regular three-month paycheck. Despite providing multiple forms of income verification, additional paperwork was still required.
As a co-signer, I had to pay an application fee, and the requirement to pre-pay 12 months of rent plus an extra month's rent for early termination felt unreasonable. What's even more frustrating is that they asked us to make a quick decision because there were other applicants for the unit we applied for, but it's been two weeks and the unit is still vacant.
I'm disappointed with how the process was handled for potential tenants.
Good experience; would use again
I used Brickleys for several years to manage a rental property, and then Nick Caffey as my realtor to sell the same property. I’d use Brickleys again to manage a property, or his realty business to purchase/sell.
I never intended to have a rental property, but life happens and I moved out of state for work and renting my house was the best option. Brickleys had the most transparent and straightforward property management system I could find. They were polite, professional and answered all my questions in an initial call. They had a standardized system with a template lease, website portal for payments and documents, flat rate, etc. I could be mostly hands off, which was important to me. They handled estimates for repairs and contractors, and everything was done timely and within the estimated budget. Especially Kaylynn was always very helpful and responsive.
To be fair, I have minor quibbles with their process/templates, and there was one staff member I didn’t enjoy working with in the rare occasions I spoke with her. But at the end of the day, I still think they are the best option. They successfully and professionally managed the rental. I am satisfied and would use them again.
After renting for several years, Nick got it sold in <60 days. I can’t ask for better than that. Again, they handled it all, made good recommendations to me during the process, were highly responsive, and made it a very simple process for me. Very good customer service.
Highly Recommend Brickleys Property Solutions!
We have had a wonderful experience with Brickleys Property Solutions. They have been managing our rental property for 6 years and all their staff are professional, kind and courteous. They are quick to respond to our messages, provide detailed monthly reports and always keep us informed as to what's going on with our rental property. We're looking forward to Brickleys managing our property for many years to come.

Excellent experience with these people and how they take care of our house. We’re renting from them and everything is so quick and effective, I love the staff and they are always so awesome and they get straight to the point with everything! Honestly a really awesome place to do business
Horrible property management company
This is a hoax
This is a hoax, so BEWARE. I'm not sure if these reviews are bogus, but Brandy is the worst person I've ever had to deal with or work with. Her emails seem extremely simple, but when you try to call her, she is the most unhelpful, rudest person I've ever dealt with. We have been looking for a home for three months. Her management does not appear to be too concerned. I'm not sure what these positive reviews are; I've seen so many negative ones about her; she's unhelpful, and two days after you pay the hundred dollars, they'll state that they chose another application. Maybe they're waiting for more money for these residences, which is the fraud. I have I have no idea, but please be aware and do not go with them!!
The rental manager Brandy was rude…
The rental manager Brandy was extremely rude and used bait and switch tactics in the application process. She insulted my intelligence over and over again. I was helping my daughter get a house to rent and was co signing on the app. We filled out all the proper paperwork and sent it in. Over and over again Brandy wanted more inf each time. Then she said we can proceed with the app after everyone on the application paid a $50 fee. We paid thinking that we must be good to go since she asked us to pay. Then she sends another email asking for more info and we need to hurry so we don’t miss out on the house.
Doctor & Nurse Denied
My wife and and I are both health care providers, RN and MD respectively. We needed a home to begin an assignment at a hospital in ABQ. Brandi "held on" to our application for weeks with all supporting documents having been submitted and repeatedly told us the homes we viewed and wanted had been magically rented within hours of confirming! Either they are scamming for fees as suggested by other reviewers or are in gross violation of the Fair Housing Act!
Robotic Unfriendly Experience!
We worked with Brandi who communicated with us like a robot. I paid $100 in application fees and was denied due to some incorrect information on my application from 5 years ago!! I have amazing credit and all of my accounts are in good condition. She did not care to work with us or care to hear what happened. It is shocking considering my fiance has perfect rental history and credit. Not to mention we are able to pay rent and any deposit asked for up front. Have some compassion and maybe just listen instead of giving a generic response/experience. Very dissapointing, I do not recommend hiring them to lease your property or consider renting any of the properties they have listed.
Run, don't walk away
If you value your life, your loved ones' life, or your property, I implore you to look elsewhere as Brickley's Property Solution does not maintain their properties. Within the first month of moving into one of their properties, I found four fire hazards (including two different electrical issues). One of the electrical problems resulted in an electrical fire, causing damage to my personal property (which the landlord refused to pay for). I still have a hole in my wall as the electrician had to cut into the wall to resolve a 2nd electrical problem. My wires have been exposed for almost a month, yet the landlord refuses to patch the wall. The electrical contractor recommends that all outlets and switches be inspected and rewired, yet the landlord is ignoring the advice from a licensed electrical contractor. Given the landlord's substandard response on a life safety issue, I have no choice left but to take them to court. Save yourself the trouble, and rent from a more reputable landlord.
First time renters!!!
We looked for a rental while we were building a new home. It took a while to find something. We had found a place, applied, then asked if we would pay more a month for the rental. We said no. Then later on found another home being managed by Brickleys and they reopened our file to help us continue with the process. We worked with Brandy who was very kind and professional. She sent us timely emails, we got the process done, and so far everything is working out. Everyone I talked to helped me with my questions and we proceeded smoothly.
We appreciate the help as we are first time renters! Looking forward to having it end well too!!!
I can't recommend them.
I can't recommend this property management company. I used them for a number of years and they deteriorated. Not sure why. I'm thinking that there was an ownership change a year or two back. The problem I had is that a tenant did a lot of damage to my property and left it dirty. The management company would not charge the tenant anything so I had to clean and repair the property at my exense. I suspect the tenants left my property for another property that the management company has so they didn't want to loose them. So I had to pay the price. I decided to part ways with Brickleys and will not recommend them for property owners.
Great Company
They respond quickly to any work orders or issues we are having. The answer any questions we might have. They care about tennants and have nice rentals. Would recommend them to anyone looking to rent.
Unpleasant experience in progress
Our overall experience renting this property with Brickleys has been a poor one thus far. Please note, not all fault lies with Brickleys, as the homeowner and HOA have played a large role in the headache, but with the postive reviews we'd read prior to renting this property, we feel let down and disappointed by the experience we have had.
Pros:
-Brickley's initially helped us negotiate a better price for the rental, which was a great start to the relationship.
-The few members of the office staff that we met were very kind and professional, thank you Ryann and Naomi.
Cons:
-On 2 occasions, we were mistakenly accused of violating HOA policies. In both instances, evidence was immediately provided to shed light on the mistake, yet we were rewarded with a forced notice of entry and home inspection on our door due to "...multiple HOA violations." from Brickleys.
-Aside from the 2 instances above, we also received a notice that we were in violation of our agreement by having our trash and recycling bins on the side of the house, as multiple other neighbors around us do. To avoid conflict, we have grudgingly kept our trash in the garage, which was especially unpleasant in the hot summer.
-The property has a tankless water heater that was very cheaply installed and shakes the entire upstairs, filling the house with what sounds like a car engine when any hot water is used. When a request was submitted to have this addressed, we were told the pads primarily used to prevent this were not installed, and it would be at our cost to do so. We must take partial blame as we did not turn on any hot water before signing the lease, our mistake.
-Because we have not felt any serious repercussions for this next point, other than getting our home inspected by Brickleys, it isn't as big of a deal but quite annoying nonetheless: The notices we have received from Brickleys regarding issues involving HOA violations were not given to us until between 9-12 days after they were posted by the HOA, which is a concern when the HOA requires that these issues be resolved within a 10 day time period before consequences are dealt. Again, we have not had to pay any fees or face any consequences other than the home inspection due to this, but 2 entire business weeks to relay these types of notices does not bode well in most circumstances.
Our lease agreement ends at the end of February 2017, around which time this review will be edited to include any additional information about the final few months here and the move out process. Again, we do not hold Brickleys accountable for all of our poor experiences here, but this was enough to ensure we will be seeking better options in the future.

satisfied with this company. don't know about others sentiments but thank God their treatment with us was satisfactory otherwise they would have been kicked their rear end i mean.
COMPANY WILL TRY AND RIP YOU OFF WHEN THEY LOSE OWNER AS CLIENT
This company will take a prorated rent in the beginning then tell you they never ever prorate in the end and will try and take you to court. We had to scramble to find other accomadations so now they want to sue us for the last half months rent which was prorated in the beginning. This company is not friendly to DISABLED, VETERANS, or Retirees. DO NOT USE. THey are only out for your money. when they lose the owner they will try and stick it to the leasee for everything. I have been told they are evicting me, Iam terminating my lease early and owe, and none is true. the paper work that they give for termination of lease states your LEASE is terminating then it state they are terminating your month to month. We were never on a month to month!!!. they do not care about anyone but themselves. I have paid early for 2 YEARS and this is how they treat me!!! THey do not care about the tenant only the owner but from the reviews i have found that may not be the case.
Update one: Cass can not answer a simple question like who is her boss. she states there is no one to escalate a problem to that the buck stops with her. she can not or does not know who writes her checks or reviews. She states she is the GM but does not know who she reports to.
SHe has admitted her paperwork is misleading "like to thank you for bringing to my attention the misleading wording used in our letters" She thinks in her own mind that only real estate licensed personnel knows how to write a contract that will stand up to legal scrutiny.
