Poor customer service
Avoid at all costs - money over commonsense and positive customer experience.
I brought a issue to their attention and the attitude is to demand money for there lack of paperwork. I was charged £55 for being in arrears even though I did not receive a invoice. The period before I had to chase them so I could make payment, incurring costs asking my solicitor to re issue info that had already been emailed to them. Not reasonable to communicate with nor professional.

Blue Property were agents for one of my properties for around a year and provided staggeringly poor service. Do not use them. They are at best incompetent and probably much worse if you took the time to look closer at their business practices.
MONEY-MAKING SCAM
The company keep inflating their charges, year on year, without justification. The charges have risen by around 15% in the last twelve months, but they have continually been obstructive and tried to bamboozle me when I've asked for a breakdown of the costs for work carried out at our site. They delay responding to any queries about charges and then apply admin fees for late payments. On the few occasions that I've spoken to staff in person, they have been rude and aggressive simply stating that we are obliged to pay the charges because we signed a document when we bought the property. They make no attempt to demonstrate that charges are reasonable and work carried out on site is minimal- restricted to cutting the grass once every 4-6 weeks during the summer months. The whole entreprise is a money-making scam where they seem to be using a legal loophole to charge whatever they like, without providing any form of reasonable service.

I own a property in Nottingham and I have been very confused about a leasehold situation BPM are dealing with at the moment. Jodie was extremely patient in explaining the issue to me in both telephone calls and also kept in touch through email. She showed kindness and listened carefully to my questions and concerns. Very refreshing in view of the offhand attitude when dealing with some companies! Jodie is an excellent ambassador for BPM.

Even the CMA have concluded that these charlatans aren't providing a fair service. The evidence is out there. This is the worst company I have ever dealt with. Absolute crooks.
If I could give 0 stars I would
I live in a building managed by Blueproperty and to say they’re bad is an understatement. They do not care in the slightest about the properties they manage or the residence in them all they care about is getting paid. They tell you things are being done when you live in the building and can see they’re clearly not they send you charge after charge and then charge you for chasing charges even if they’re in dispute forcing you into a corner. Absolute cowboy setup who are just after a quick buck - if you live in a property managed by them I’d advise doing everything to get rid I’m in a residential building and currently looking to go down the ‘Right To Manage’ route speak with a company called LEASE they’re very helpful. No one should have to deal with this company.
Flooded entrance room
The entrance room to my flat was flooded it took a few months to arrange for the work to be done. Abi was always prompt in her replies so credit to her and Wayne who did the job was excellent throughout left my entrance hall looking brand new, he’s an asset to Blue Property.
Money Making Scandal
I dont know whether its local councils, house builders or government, in fact it could be all 3 of them. Freehold house with a management company has swept the nation. it's a massive scandal lining con mens pockets. how do these companies manage to be in the fine print of your deeds. some big brown envelopes must be getting passed around. with no legislation to cover home owners you guessed it blueproperty can charge what they want.. had a lovely visit all the way to Hull from Nottingham 2 vans (tracker on obviously) to justify the 14k fees and rising. They turned up drove around for a bit and left. really does warrant 14k for 4x4 metre bit of grass and sone brand new 4x10m lengths of tarmac. The day these leeches are put out of business by the MPs the better. Rip of Britain

They've sent out reminders to residents who have already paid their service charges! More opportunity to gather extra funds for themselves by raising late payment charges. I requested that they write to all apologising. No response!
Absolutely awful company who treat…
Absolutely awful company who treat leaseholders with contempt. Non existing service, have to constantly chase to get anything done and even then emails are consistently ignored. They can't even do the basics like making sure all the light bulbs in the communal areas are working. This is after all the leaseholders have made a formal complaint about their service. They sent a demand for fencing money which they displayed as an fencing expenditure on their annual accounts and admitted they spent the money on something else. Apparently this is exempt from being externally audited. How this is legal is beyond me.
Brilliant Maintenance Staff
I really cannot praise enough the service which I have received from this company since moving into my property in Nottingham and in particular Wayne who really has gone and above and beyond for us. I have had nothing but prompt and professional replies via email and all issues (ranging from leaks to wasps) have been handled quickly. Hugely positive experience and couldn't recommend Wayne enough.

DO NOT USE
I know people write DO NOT USE, but honestly, do not use this company. We have had an appalling time from day dot. No communication until we contacted several times and had to organise a site meeting ourselves. Promised multiple work would be carried out, but not a single item has been started. We have paid for the entire year upfront (over £14k) and not one single request has been carried out, even as simple as mowing the lawns! We had to have a separate company come in to do the work. The final straw is they haven't even acknowledged the urgent request for maintenance this week when we have sewage pouring down the road/entrance to the development. The account manager hasn't replied to messages, emails etc. When you get hold of them they'll say "its the first they've heard". They've lost our custom moving forward and the opportunity to take on stages 2 to 4 on the same development.

If I could rate this company zero then I would. They have recieved full payment for repairing our electric gates yet 3 years later they are still not fixed.
A gardener is supposed to visit ....never seen them, yet we are charged for it.
You report minor faults such as lights not working ....months later still not working. Absolute sham of a company. AVOID AVOID AVOID
Avoid, avoid avoid!
Poor and complete lack of communication with their clients. They take forever to repair items and since being appointed our site gardening has virtually ceased. They issue incorrect late fees, invoice dates and statements. And they ignore messages in their online portal yet have the audacity to charge additional charges for late payments!
Please don’t appoint this company, use literally anyone else!
Plus they try to report all negative reviews on here instead of simply addressing the poor service with change or a comment!

Last year electric for car park street lights was £120 and now they’re saying it’s £963 for the year. What a joke! Scammers
