Lily, the Attwells solicitors partner in the Saint john's wood branch is the right conveyancer I hoped for to attend to my house sale. I had heard horror stories of people complaining about solicitors dragging their feet and keeping buyers and sellers waiting. I was daunted when I first had to decide to choose a law firm to sell my house. To my delight and my surprise, lily was a god sent angel who replied to my Emails promptly, even out of office hours and shown great timely engagement and focus on the sale process till the end. If all solicitors in Attwells firm are as excellent as Lily, then it should be voted the best in the country. Thank you so much Lily: You made the transaction smooth. I will be using your firm again.

My initial intent was to award Attwells Solicitors, specifically Lisa Caporaso who managed our conveyancing for a property purchase in Colchester, a 5-star rating. However, a significant issue regarding our Stamp Duty Tax (SDLT) payment to HMRC has led me to give them 1 star initially, followed by an amended review and adjustment to 3 stars.

Here's a brief timeline of events:

#May 2, 2023: We paid Attwells the deposit along with the SDLT amount, which was over £100k.
# May 22, 2023: The completion date.
#June 5, 2023: The SDLT was due.
# Following the due date, we received multiple letters from HMRC indicating the payment had not been made, leading to a discovery of an incorrect UTR number used by Attwells.
#Despite assurances from Attwells, the issue persisted, evidenced by subsequent letters from HMRC, including one stating interest would be charged on the outstanding amount.

This ordeal was frustrating and disappointing, especially given the stress and financial strain it added to our situation. However, after my last communication with Attwells, they have since clarified the cause of the issue—a duplicate stamp duty submission—and have resolved it, with HMRC voiding the duplicate entry. The registration with the Land Registry has also been concluded.

While Attwells eventually rectified the SDLT and property registration issues, the initial error and lack of communication significantly impacted our experience. This review reflects the balance between the frustration of dealing with HMRC reminders and the relief of having all matters finally resolved.

I would advise future clients to ensure clear communication and confirmation of critical tasks like SDLT payments to avoid similar issues. Despite the rocky journey, Attwells did take responsibility and corrected their mistake, which is commendable.

Used for Conveyancing - we were very quick at getting all required information to the solicitor. We did need to chase as our solicitor was not answering calls from the sellers solicitor which caused issues - and shouldn't need us to get involved but were emailed by the sellers. Always left at 2.30pm and sent emails just before this and then we therefore liaison was more difficult as by time we replied even if within 10 minutes we got an automated response to say they had left for the day - which can be quite frustrating when nearing exchange and completion as in effect you lose another day. Did need to raise complaint as paperwork for signing was not noted was missing so delayed exchange and can't understand how they missed that they didn't have everything despite stating we were ready to exchange :( The person who took over the completion did it very professionally ... but overall not particularly good experience and could be much improved ... shame really as I say the completion part after complaint was seemless.

Thought I'd found a reliable and honourable solicitors I could trust with contesting my late father's estate, but was appalled to discover this firm will take advantage of delays in probate processes to benefit clients. Regardless of the law, or available evidence it seems. How many other solicitor's firms are abusing this 'loophole' created by the failings of the HMCTS..?
My trust in the solicitor assisting me with my late father's estate has been severely affected by this disturbing revelation, and his colleague's callous boast...

Being first time buyers and thankfully never needing the services of a solicitor before I was wary and really didn't know what to expect.

Attwells were recommended by the estate agents. I got several quotes from other solicitors, attwells were not the cheapest but were very friendly from the start and answered emails instantly which meant a lot to me.

Lisa Nayland introduced herself as our conveyancer, again she was very friendly, answered my queries instantly and in plain english.

Honestly the process was over really before we knew it, Lisa and her team just made the whole process happen effectively with a lot less communication and "pain" than both of us expected and certainly compared to my parents recent move. Honestly very surprised and impressed and highly recommend and will certainly use Attwells again for any such need.

A very professional firm to deal with. Brilliant communication from our conveyancer who kept us totally up to date every step of the way in spite of how busy they were with the deadline looming of 30 June and the partial end of the stamp duty holiday. Would definitely recommend this firm.

We started of quite well, Covid hit and we paid to keep the service going. In this time we had a terrible service from someone who was learning the ropes. Non responsive to phone calls, despite a response by email stright away, forms had to be filled in again due to them losing them and made little or no contact with buyers solicitors. Numerous emails stressing the importance to complete at desired times, sitting on nothing, but just didnt want to push for us. Eventually I copied in a senior partner who must of had words with her colleague and surprise, surprise we exchanged, within minutes. But I guess Attwells got the last laugh and on day of completion, we got a call at the latest time possible to confirm we were able to move in. Seems like if you dont bother them, you may get a result, eventually! - but dont expect a quick service
