You did very well though your client lost out. We since got a lardlrod who understood our problem, as CCJs could be applied to anybody through various ways, and does not mean one is now treated like a murderer.
Anyway, we paid the landlord a full one year rent (£21, 250 ) upfront to trust us.
thank you for your effort, and please whisper to the land lord to slightly improve that property.

I had to force a viewing found them dishonest.
Stanley was very good the others were unhelpful.
Definitely wouldn’t go through them again.

We are sorry for the delay in responding to your review. We take accusations of dishonesty very seriously and spend considerable time investigating these type of complaints thoroughly.
Looking into this case; There was a high level of interest in the property that you were interested in, with close to 100 enquiries. In normal circumstances we would have held an open house across a number of days, however, due to COVID restrictions, we are not permitted to do so and therefore had to plan allocated time slots for all those interested. We appreciate this may be frustrating for potential buyers, and that you feel that you had to force your viewing, but we are glad to see we were able to manage the huge number of enquiries whilst keeping in line with current regulations and that we managed to get you a viewing arranged.
Again, due to the huge volume of interest and the number offers flooding in, the vendors (who were overwhelmed with having to consider so many offers) asked that we obtained best and final offers from all by a set time and date. We emailed and sent a text to every interested party advising them, of the deadline for their best and final offers and that the vendors wouldn’t accept any offers past that time. I can see that you received both the email and a text and subsequently you kindly responded with your offer.
Unsurprisingly, there were a huge number of submitted offers and, unfortunately, a number of these offers were higher than yours, you will be able to see the final sale price achieved yourself from Land Registry records once the sale completes. The vendors picked the offer that was best for them and we have to follow their instructions.
We hope you may now have a better understanding of the situation and apologise for any inconvenience this may have caused yourselves but after investigating the situation we can confidently, and proudly, say that our team managed this matter with the highest professional integrity whilst following current guidelines.
We wish you the best of luck in your search for your new home.

Doesn't care about potential tenants
Very bad service. Lost a property due to agent's inactivity/misinformation.
Conducted a viewing on Saturday, we took a liking to one of the houses. Agent showing us the property mentioned that it is her last day and if we want to rent the property we have to speak to the office on Monday (as she doesn't know much details not to mention that she showed up 20min late; very "I dont care attitude"). Sent an email on Sunday (2x - just so they can pick it up on Monday) called first thing on Monday (9am) that we want to put down holding deposit. Took my details and was told I will be called back. Called again 2 hours later - Took my details again, "The agent popped out out of the office, will call you back once she is back" Called again 1.5 hours after that "I think someone put down the deposit on the house just now, let me get your details and will call you back, I need to check". So essentially someone paid the deposit, while I was waiting for callback while I chased it 3x. (Was told they showed interest on Saturday but as agent told us to speak to the office on Monday, so we did)
Edit after reply:
- Information provided by your agent at the time was to contact the office on Monday.
- Despite showing interest we were not adviced that "Landord will operate first come - first serve" and that we need to act immediately. (In many instances landlors choose from aplicants.)
- If we were given full information we might have acted upon that.
- Being ingored for several hours and having to chase the office 4x (no callback received, no email reply) conveniently ignored in the below reply. As you mentioned in the reply, these properties are high interest and every minute counts yet no interest was shown from your side (considering you already had a tenant sorted replaying was not that urgent)
Bottom line, lesson learned. We will now be doing viewings with "checkbook" in hand.

Sorry to hear of your experience. Unfortunately we have had considerable interest in the property and someone had already enquired about placing a deposit on Saturday.
With so much interest it is usually the Landlords decision on who they wish to take and in this instance their response was, “whoever can pay their deposit first” and we have to follow the Landlords instructions.
As explained to you, should the applicants fail or anything change then we will get be back to you ASAP. We also work towards making sure our registered applicants such as yourself are updated with new properties as and when they come on.

Ashton Reeves Bexley. Lettings. Fantastic Value & Service.
Ashton Reeves have looked after my local property since 2018. I had previously had poor experience with 3 other agencies.
I've always been delighted with their polite and friendly service. The girls are efficient, hardworking and courteous and always respond immediately to any queries that I may have.
Best of all, whenever a tenant has moved out, AR have always found a replacement very quickly, so minimal void periods.
I pay for a Fully Managed service and I must say that their expertise and assistance has been very generous over the years.
All in all, I couldn't be happier with them and would whole heartily recommend them to any landlord.

excellent service from "on the ball" staff. very communicative and liaise between tenants and maintanance well. No hesitation in recommending these guys as they work extremely hard and minimise void times.
