So we decided to sell our rental house after all the new rules that came in for landlords in May, and as we do not live near the house we wanted a quick and easy sell, I contacted this company and Sarah was the first person I spoke to and she was very polite and explained the process clearly, after that I was given an "in principal" value which was above what we was willing to accept so we went ahead, after their surveyor went round, the price dropped for items I personally believe he was making up BUT this was not the company doing this so please don't take this as a bad mark on them. after his report the price went down and by the end it was just about acceptable to us as Kappa spoke of his margins etc which they have got to make a profit as they are not a charity, after all this I was then asked to get to the property (2 hours by train) to allow another estate agent around as they was unsure that it still held the value they thought, the 3rd party estate agent failed to turn up at the time or in fact at all so I called them and Kappa said he was sorry but did not confirm with the estate agents to come round so asked me for another day the agent could come round, after this point where the estate agent confirmed the price everything moved very quickly and we was paid within a fortnight, they paid all legal fees as well and the lawyer they paid for us was amazing and did their job really well. so all in all it was about 5-6 weeks from start to finish which to me seems very quick and Sarah kept me up to date with what was happening, so in conclusion if you find yourself in need of this kind of service I would gladly recommend them.

The process was straightforward and, from start to finish, took around two months. I had moved out of the property around a year earlier and no longer wanted the ongoing responsibility and expense of maintaining it. As the property is a listed building, I was aware that the traditional selling process could potentially take considerably longer, so I decided to use Any House Wanted to speed things up.

The original offer was revised during the process, so it wasn’t quite the figure initially agreed. However, the revised offer was still fair and, importantly, the process remained simple and relatively stress-free.

A particular mention has to go to Kappa, who was fantastic throughout. Communication was excellent, and they made what could have been a complicated process feel very straightforward.

Overall, I’m pleased with the outcome and would recommend Any House Wanted to anyone looking for a simpler and faster alternative to the traditional house-selling process.

Just to add the property was not on the market for 6 months at that price but at£329k plus you did not contact my selling agent there was no one called Phil working there so all completely wrong!

After being seriously messed about by two other companies, Any House Wanted were models of clarity, good communication, and knowledge of the difficult area of rural mixed use properties. We would have liked a higher offer, but recognised the current problems in the housing market, and as quite elderly executors were desperate for an efficient low stress exit. Unlike our two pre ious offers there was never any attempt made to decrease the offer at the last possible minute.
