Lots of leads that have turned into lots of business.
Has a big share of the market, so it's a good reason to use it, but the way it handles leads means they make a killing while the managers fight for a client. Makes for a bad end user experience, overwhelming the client and making it tough to capture an opportunity.
Need to vet applications

This can be frustrating as we spend so much of our resources trying to track down every lead
I love the program and the person I work with is very helpful.
Most leads are very expensive and do not lead anywhere. We rarely can even reach the lead via phone and often they are upset we've called. Sometimes the lead is not someone who has property to manage but are instead looking for property to rent for themselves. I do not think 95% are legitimate leads. I would not recommend this company for lead generation. They are usually willing to reimburse us for a poor/invalid lead but that takes time and effort. Spend your advertising dollars elsewhere.

This is a great service-I have personally used it for Property Management leads for almost 15 years both with my previous and current company.
However, recently their rules have changed in regards to leads: specifically, they no longer honor requests for refunds for leads that contain incorrect contact information or for leads that clearly do not own a property. At the same time, the number of leads that provide incorrect contact information (phone numbers that do not work) has increased significantly. In fact, even in cases where we can prove the lead is frivolous, the service will not honor a refund request. This leaves the service open to possibly fraudulent use which has increased the overall cost of the service to users like myself.
These changes have caused us to seriously consider not using the service. At this time, we are still evaluating how this change in policy has affected our ability to capitalize on the leads we receive.
By in large APP works well. However, I pay for a lot of leads that may or may not be bogus or folks just looking for free information. It would be nice to have some pre-qualification questions which may improve the quality of the leads.

They are obviously searching for management needs but I almost never get a response to my follow ups with these potential landlord clients. A better vetting system should be in place otherwise its wasted time chasing after someone that does not respond. This is why the service is average in my mind.

All Property Management is a great business partner. They understand the business. They are responsive to my requests. I plan to maintain a relationship with All Property Management for many years to come.
Needs better screening. Lost of useless leads. When we call they are not sure why we are calling them. Need to screen leads a little better.
The quality of leads are low and refund policy is not good
Leads over the last four years have been good. The customer service and understanding of the business and what I need in added revenue has been exceptional.
I don't know how they do it but if I can point to one digital company that has helped me scale it is APM.
We have used the services of APM for many years and receive leads that are qualified and good to go. It is up to us to close the deal. APM opens the door very wide and we have found it a very valuable tool for the growth of our business.
