Firstly,I will give a big thank you to Lauren and Martin at Leeds Ad hoc,for given me such a beautiful neighborhood with good renting and license terms.at least I could save couple of quids for my studies and their response to maintenance and complain is top notch 10/10.still enjoying my stay peaceful ✌️

Really clear communication from start and ongoing, super easy to move in, and well supported throughout. Property is well maintained.

In my experience I would be cautious before getting involved with Bristol AdHoc. When the property is shown to you, it is described as very communal and shared, but my experience after moving in was quite different, including significant noise disturbance.
I also found that living in an AdHoc property caused practical difficulties when trying to move on. Because the arrangement is a licence rather than a standard tenancy, obtaining references acceptable to mainstream landlords was problematic. This is something I was not made aware of before moving in and which I would want others to know.
Communication with management was poor, messages often went unanswered, and complaints were not addressed sufficiently. In my experience the property manager was difficult to deal with and did not follow through on commitments made to residents. I was told that a cleaner would be hired for the property, but this did not happen.
Most reviews seem to be written when people first move in. My experience changed significantly after living there for a while.

I’ve just witnessed one of these morons speeding through Northolt towards Harrow at 50+MPH in a twenty zone. Dark blue hatchback, Adhoc Property in red sign writing, approximately 15:30. All those kids travelling home from school as well at this time. You brain dead idiot!!!

Be ready for a rent raise every 6 months.
I've been living in the same property under a different company (Lowe) for 2 years, and the rent has never gone up, not even once. Also, they been managing property on a completely different level. Under AdHoc, the same property has turned into a whole with many H&S issues and regular rent raises.

I've been in the guardianship for over 8 years, and I've never seen rent rise so often.

Daryl who deals with Northeast properties was at best unresponsive to calls and txt messages...DO NOT BELIEVE the 5 star reviews as regards moving into my home..
There are:
NO RENTAL AGREEMENTS..
NO RENTAL CONTRACTS..
NO TENANCY RIGHTS..
NO REAL SUPPORT ONCE IN..
When you leave it's a real chore getting your bond back..
BE AWARE..

Daryl was absolutely amazing in the process of moving me into my new home. He was so fast with his replies to any queries I had and made sure I was comfortable with everything in the flat during the move in. Great communication and great care. Thank you

I lived at an Adhoc site in Bristol for five years, 2020 to 2025.

Can’t recommend Adhoc enough. They helped me out during the crazy pandemic days, and allowed me to save enough money to buy a property of my own. Plus, it’s more interesting than paying a landlord.

If you’re a resilient, pragmatic person, give guardianship a try.

Since the first day I contacted Fed via a phone call, she’s been so proactive and professional in her dealings, making sure things are done right to ensure my comfort. Lastly the property in Bracknell Blackcap lane, is so much more beautiful and comfortable. I do not regret moving in.
